How to book

Booking is simple and personal. Everything happens by message, and you'll talk to the family who runs the houses.

  1. Send us a message

    Tell us your dates, how many people, and which apartment you like. Use the form, WhatsApp, Zalo or email.

  2. Take a tour

    See the apartment on a live video call, or visit in person if you're already in Hoi An.

  3. Sign the lease

    A short lease in English and Vietnamese with your dates, price and house rules.

  4. Pay the deposit

    The deposit secures the apartment for your dates. It's one month's rent, and we refund it when your lease ends.

  5. Move in

    We meet you, hand over the keys and show you around.

Police registration: we handle it

Every foreigner staying in Vietnam has to be registered with the local police where they sleep. Hotels do it at check-in, so many visitors never notice. In a monthly rental it's the host's job, and we do it for you.

What we need
A photo of your passport photo page and your visa, entry stamp or residence card.
When
Within 12 hours of your arrival, as the law requires. We file it online with the ward police.
Cost
Free. There's no government fee, and we don't charge for it.

For example, on a 6-month lease you pay 3 months' rent plus a 1-month deposit to start. On a 2-month lease, it's 2 months' rent plus the deposit.

  • Rent for your apartment
  • Water and internet: 300,000 VND / month, flat
  • Electricity: each apartment has its own meter, so you pay only for what you use.Usually 700,000 to 2,000,000 VND a month for a one-bedroom, and 2,500,000 to 4,000,000 VND for a two-bedroom.

Questions people ask

What is included in the rent?

The apartment is fully furnished, with your own washing machine and weekly housekeeping, which includes 6 free bottles of drinking water. Water and internet are a flat 300,000 VND per month. Electricity has its own meter, so you pay only for what you use.

How do I pay?

Rent is paid in Vietnamese dong. There's no minimum stay. You pay 3 months' rent upfront (or the whole stay if it's shorter), plus a deposit of one month's rent that we refund when your lease ends, minus any damage. We'll explain the payment options when you book.

Can I see the apartment before I book?

Yes. We do live video tours, and if you're already in Hoi An you're welcome to visit.

Is it good for working remotely?

Yes. Every apartment has a desk and wifi, and the street is quiet during the day.

Do you need my passport?

Vietnamese law requires hosts to register foreign guests with the local police within 12 hours of arrival. We do it for you, free. We only ask for your passport once you've decided to book, and we use it only for the registration.

Can I stay longer than planned?

Usually, yes. Tell us as early as you can and we'll check the calendar.
